Cottage rates range from $125 - $550. Click here to see rates for specific cottages. The CLEANING FEE will be charge to our guests in line with industry standards (VRBO, AirBNB, etc.) Charges for cleaning upon request.
Reservation & Refund Policy
• To confirm a reservation a 50% deposit is required. Cancellations must be made within 30 days for individual reservations and 60 days for groups. Cancellation fee is 10% of full amount of reservation, Deposits are forfeited if cancellation is made after the 30 or 60 day deadline, unless the cottage(s) can be re-booked.
• Re-booking is not guaranteed. No refunds for early departures.
• No shows will be charged full amount. Cottages have occupancy limits, there is a $25 per extra person charge up to maximum occupancy rate .
• Off peak reservations require a two night minimum stay. Major Holidays and peak season require a 3 or 4 night stay.
• Peak season is Memorial Day weekend through Labor Day weekend, Thanksgiving, Christmas & New Years.
No pets, No Smoking, No All Terrain Vehicles, No RV's.
Each cabin has a suggested occupancy rate listed and a determined maximum occupancy rate based on many factors including our septic system capabilities. The number of people occupying the cabin must be disclosed at the time of rental. If your group is larger than disclosed, and or larger than the legal maximum limit, all guests will be required to vacate the property immediately with no refund.
No outdoor parties, house parties, Easter egg hunts or wedding receptions are permitted at individual cabins with guests that are not staying at the property. If a party is reported you will be asked to vacate the property with no refund. Any parties held at the pavilion or the pool area must be approved in advance by Keith Asbury and will be for an additional fee.
Cleaning and Damage Policies
Guests are responsible for leaving their cabin in reasonably clean and orderly condition at departure. Guests are expected to wash their own dishes and dispose of trash outside in the dumpster. Dirty towels should be left in the hamper by the door. All dishes, pots and pans etc. must be left in the cabin just as they were upon arrival. At our sole discretion the management of Roddy Tree Ranch reserves the right to charge additional cleaning fee if this requirement is not met. We pride ourselves on our housekeeping staff and the cleanliness of the cabins. Please let us know if the cabin is not up to par.
As my grandmother Allie Roddy used to teach us, one should always leave a place as nice as you found it. Just common sense if you want to be a good guest. Most of our guests are great about cleaning up but for those that aren't we needed to set down some "common sense" rules. It has come to our attention that many guests have left their cabin in terrible shape with dirty dishes, spills, stains and ripped and broken items just to name a few.
We know you are on vacation and probably don't want to spend your time cleaning. Housekeeping service is available during your stay at a minimum charge of $50 depending on specific requests and the size of the cabin. No housekeeping service is included in your rental cost other than the basic cleaning of the cabin upon your departure. You may trade towels at the office in the morning. Just bring your hamper down and we will be glad to accommodate you. Please remember that we are a "green facility" and try to recycle as much as possible. If you would like to support our efforts in this regard we would appreciate you re-using our towels. Of course it is up to you.
Damage Reporting and Repair
Upon first occupying the cabin guests are asked to immediately report any noticeable damage found. Failure to do so may make guest financially liable to pay for repair of said damage. Guest is financially responsible for damage above the normal wear and tear of the property that occurs while they are renting the cabin. Any damage that occurs should be reported immediately. We do not get upset about these things, we have seen it all, but for example many spills can be removed if reported promptly.
Please report any equipment or appliance failures immediately. We will do our best to have this fixed during your stay. There will be no rent reductions for any mechanical failures and each instance will be handled at the discretion of the management.
Lost Items Policy
Lost items are something we would be glad to help you with. Our policy is for our housekeeper to bring anything found to the office where it is tagged and held for 3 months. We are not responsible for items left behind and we will try to accommodate you in any way possible. Please be considerate in that this takes sometimes a great amount of time out of our day to look for things and send them on. A $10 service charge and the cost of the COD package to ship them will be necessary. Remember also, and this has happened to me on numerous occasions, many times items were not actually left here and are found by guests later. Please let us know if that is the case. Please also remember that all found items are brought to the office. Our housekeeping staff is a family that has been working for us for 10 years and they are honest and beyond reproach.
